I'd known about this Third Avenue restaurant in San Mateo for years but only recently had the chance to try it after their move. The staff were friendly, the restaurant was clean, and I enjoyed the classic oldies music, which created a pleasant ambiance. However, the steak itself fell short of expectations. I ordered the cowboy steak, and at $67, I expected a higher quality cut. The steak was thinner than I'd prefer (I'd guess less than an inch thick), undercooked for my taste, and unfortunately, heavily over-peppered in the kitchen. The excessive pepper masked any natural flavor the steak might have had. Overall, I felt the price was too high for the quality of the steak. While I appreciated the friendly service and atmosphere, the subpar steak experience means I likely won't be returning. Great location. Friendly staff. Excellent service. Delicious food. The turkey club is HUGE and the turkey stacked two inches and delicious! Highly recommend.

This place was hopping on Friday. We had a reservation and got seated right away. We were in the section outside and it was a little chilly even with the heat lamps, but not too bad. Inside looked a little cozier, but seemed a little louder, too, when we walked through. Food was delicious and served promptly. Waitress was very pleasant! Would definitely go back again.
